Energy Loss Analysis

While in the process of purchasing my new home in Royal Oak, Michigan, I contacted CRC to schedule a mortgage inspection.  During the assessment, the inspector told me that CRC offered other services including an Infrared Energy Loss Analysis Inspection.  Since the house was on the older side, I thought a loss analysis would be a good idea.

During the Infrared Inspection several areas of missing and insufficient insulation were pointed out to me.  Also, my entry doors were lacking weather stripping and were determined to be a large area of air leakage. 

I received a detailed inspection report which included a reference to an insulation company, as well as a door and window repair company.  The contractors were able to use the information on the report as a reference, ensuring that the proper repairs were made.

I am very happy I decided to use the Infrared Inspection in conjunction with my mortgage inspection.  I felt much more secure in my decision to purchase this house.

Water Leak Detection

We built our Shelby Township home 10 years ago.  During the heavy rains in the fall of 2006, we began to see water damage to the ceiling and walls in our master bedroom around the gas fireplace.  I received a referral from a friend for a roofer.  He charged us over $800 to have the chimney flashing replaced and to reshingle part of the roof.  Through the following winter we didn’t see any further damage and thought the repairs were satisfactory.  However, during the heavy spring rains the water began to leak in once again. 

We contacted CRC to see if they could pinpoint the leak.  Several days later they arrived at our home to do water spray testing.  Within an hour they determined the source of the leak.  During the water testing, they also found another serious water penetration point.  In the end, the initial $800 spent on repairs was wasted and more money was spent in making the proper repairs.  If we had contacted CRC for a thermal imaging inspection from the beginning, we could have saved ourselves a lot of time, money and trouble.

Roof Inspection

I own a large warehouse outside of Chicago built in the 1940’s.  I have had several roof repairs done since I purchased the building 12 years ago.  However, each time shortly after the repairs were made, they started to leak again - along with some new ones.  This has been a frustrating and very expensive process.  A friend who had similar issues with his facility referred me to CRC.  He had a positive experience with his roof inspection and recommended them highly.

I contacted CRC and was able to schedule a roof inspection very quickly.  My inspector explained common problems with a flat roof system including the damage and deterioration of materials that occur as a result of constant exposure to the changing weather.  My inspection revealed damaged areas that had not been addressed.  Those problems led to further damage in other areas. 

A few days later I received a detailed report from CRC, which I was able to pass along to my roofing contractor.  He was surprised to see the results of the inspection and noted that the problem areas identified were not detectable by sight and were only visible through infrared technology.  The repairs were completed, and so far, the warehouse is dry.
